Property Investors Monthly Newsletter
It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Networking starts at 6:00 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy
$6 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room.Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.
We really do look forward to seeing you and please bring a friend to our

Speaking
about “the Hub”, an
inter-agency initiative to enhance the capacity of member
agencies to secure housing, prevent evictions and increase
the housing stability of the people they work with. The
presentation will also include the benefits of this project
for landlords and property managers.
Ken
Bateman, President of Clearway, will discuss how individuals
can become a Real-Estate investor with as little as $10,000
with above average returns.Clearway represents various successful syndication companies
and markets their projects to new and existing clients.He will cover opportunities available in Alberta,
Saskatchewan, andPhoenix.
We will also be talking about the real estate market, landlording,
present housing prices and trends for Edmonton real estate, and
many more topics. If you have any real estate for rent or
for sale please make up some hand outs to give to any
attendees and be prepared to stand up and tell us about your
handouts. Please network and socialize with the other
members and guests before and after the meeting. If you want

FROM OUR LAST MEETING

August 12, 2008
Karen,
our chairperson opened the meeting at 7:00.
She gave us information on screening prospective new
tenants. They had numerous move ins for August 1, when they
renew all their leases. Our new guests introduced
themselves, with some stories and goals.
Out
treasurer gave us the latest on our financial situation.
We are saving up for an overhead projector for seminars.
Our
first guest speaker of the evening was Michelle Macdonald of
“Property Guys.com”. They are the largest “for sale by
owner” company in Canada
with over 100 franchise locations. Check their website for
details on a discount, valid until September 30, 2008.
Les
gave us the latest stats on the Real Estate Market. Sales
were up 14% in July compared with one year ago.
The inventory is dropping now. Average single family homes
are selling for $379,000.00. This has dropped ½% from June
of this year. ”We need more jobs to attract more home
buyers. Rents are up and vacancies are up.” It is a tough
market to sell a property. You need to keep dropping
the price until somebody buys it. Average days on market are
now 55 days.
Ken
our economist talked about the M3 money supply. Much of Canada
is in borderline recession. Money is tighter and it is
harder to obtain financing. The price of oil has dropped and
inflation has eased. The Canadian dollar is dropping.
Alberta will be o.k. this year and next year, as oil is
still profitable. Advice: stay away from purchasing raw land
and making monthly payments with no income. Buy strip malls
for income.
