Property Investors Monthly Newsletter
It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Arrivals at 6:30 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy $5 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room.Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.
We really do look forward to seeing you and please bring a friend to our

David and
Sherry have been involved in the demolition and recovery of
valuable building materials for many years. Their clean
spacious warehouse is full of all kinds of recycled building
materials. Please give them a call as their stock is always
changing and inventories are always increasing.
Tom
Schultz has been involved with the Pest Control Industry
for 30 years. I as co-owner of Edmonton Exterminators,
which is a family run business. They deal with a variety
of pest problems including insects, rodents, birds, etc.
He is also on the executive committee for the Pest
Management Association of Alberta (PMAA), as well as the
pest management re-certification committee which
provides ongoing education seminars to pest control
technicians. Through the years he's personally dealt
with problems ranging from small bachelor apartments to
entire towns. he has also helped to personally educate
many of the current technicians working in and around
the Edmonton area. He has always enjoyed sharing his
knowledge with anyone even remotely interested in pest
control and in these troubling times of rodent and
bedbug problems, that interest extends to virtually
every apartment, house, or commercial building owner.
Tom looks forward to meeting anyone attending next
Tuesday’s gathering, and hopefully answering any
questions you might have.

11/2007 minutes ERPIA meeting
Les
opened the meeting at 7:10 p.m. The minutes were read, and
there was no treasurer’s report. New guests introduced
themselves. Market prices are level or down. There was a
meltdown in stocks and opec has increased oil production. At
$78.00 a barrel it is the highest ever.
Homes: We have overbuilt and
now have close to 15,000 units on the market. Les reviewed
the current local trends, such as secondary suites, and
possible rent controls. (Not good news for landlords.)
Open Forum: Members
each told about their best deal ever.
Les reviewed the 10% rule
i.e. if you pay $100,000 for a unit the proper rent should
be $1000.00 per month. Since we can no longer get enough
rent to cover our costs, we should stay away from purchasing
rental homes unless you can find ones that positive cashflow.
If you are renting out a home, be very choosy on the tenants
you interview, by pre qualifying them on the telephone. If
you need, you can ask for a parent to co-sign the lease.
When you are asked for a
reference on a present or previous tenant, only give
information if the tenant has signed a disclaimer to give
third party information. (Privacy Act.)

consider commercial properties for our future purchases.
