It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Arrivals at 6:30 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy $5 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room. Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.
We really do look forward to seeing you and please bring a friend to our

Mortimer
Lyle
is the licensed mortgage broker, and the General Manager of
Stewart and Craig Financial Corporation of Edmonton AB, since
1992. He has held directorships with four mortgage investment
corporations. Previously
in his banking career of twenty years he held senior
management positions in chartered banking and trust
corporations, specializing in commercial and residential real
estate lending for domestic and overseas clients. He is an
honours graduate of the Urban Land Economics program at the
University of British Columbia, majoring in Real Estate
Investment Analysis. He
is a past president of the Mortgage Investment Association of
British Columbia and has held the Education Director’s chair
with the Alberta Mortgage Brokers Association.
He is a former instructor for the Alberta Real Estate
Association and the University of Alberta in Real Estate
Finance and Mortgages and has been a guest lecturer for real
estate investment groups in Alberta and British Columbia. Lyle and his firm provide consulting, brokerage and lending
services for private and institutional clients.

Urban and Resort Condo Center. We are an offsite sale facility
for out of town developers. One of our landmark projects that
we are currently marketing is Copperstone Resort. It is
located 4 minutes east of Canmore and is surrounded by 3 world
class ski resorts and six world class golf courses. It is a
true 4 season resort. Canmore is located 50 minutes east of
Calgary and therefore draws from a huge affluent marketplace.
The land situation in Canmore and the Bow Valley Corridor is
dwindling and we are looking at approximately seven more years
of development. Once complete, values will escalate as they
have done in Whistler B.C.
Copperstone Resort consists of
275 units built in 3 phases. Phase 1 and 2 are nearly sold out
and Phase 3 will be released early in the 2008. The developer
has given us a short term window on the remaining 15 units in
Phase 1. Our goal is to put a group of investors together and
buy all 15 at once. If we do, the developer ( Timber Creek
Developments) will discount purchase prices between 12-14%.

present housing prices and trends for Edmonton real estate, and

Karen opened the meeting at 7:15.
She explained a new item she just purchased. It
is a dryer lint removal kit, which sells for around $30.00.
Les welcomed everyone and had
our new guests introduce themselves. The treasurer’s
report was read, followed by the Buy/Sell.
Les feels now is a good time
to purchase a property as they are getting hard to sell. Les
suggested doing all your leases in August as one year
leases.
Our first guest speaker was
from Home Reusables. They salvage the interior
of buildings prior to demolition. Such items as cupboards,
aluminum windows, lights and doors can be purchased from
them.
Tom Schultz from Edmonton
Exterminators gave us some insight into the challenges of
eliminating and preventing mice, bed bugs, ants and other
critters.
For mice use expandable foam
to seal any heat cracks from your home. Mice can feel the
warmth and enter even a ¼ inch hole. Only buy the block
form of mouse bait. Mice can move the pellets, to an area
where children play.
Our third guest was
Jeff Archers from Dominion Lending Centre. He gave us up to
date information on the US sub-prime woes. Lending in
the USA sometimes went as high as 140% loan to value. In
Canada the highest is 104% including fees.
Les advice: get a job, make
money and buy real estate while you are still working. Later
you can get money from equity take-out mortgages.
