It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Arrivals at 6:30 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy $5 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room. Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.

HIGHLIGHTS
FROM OUR LAST MEETING
Edmonton
Revenue Property Investors Association
Karen
opened the April 8, 2008 meeting at 7; 10 p.m. She
suggests you need to decide where you want to position your
self such as buy and hold; flip; or invest in commercial
properties. New to Edmonton are “The property guys” They
have free listings.
Les
explained his 4 F’s of real estate investing.
1)
Find it
2)
Fund it
3)
Fix it
4)
Flip it.
We
had new guests introduce themselves, followed by the buy/sell
opportunities for members. Les gave us the latest real estate
market update, and current rental market conditions. Les and
Karen reminded us to avoid the 14 day eviction notice. It is
much better to visit the RTDS Residential Tenancy Dispute
Services and get an earlier eviction date. The cost is $75.00.
Our
first guest speaker was Mike from DKC Sparklean. They
use the latest technology and products available to treat
flooded basements, mold, and sewer back-ups and smoke damage.
They have a very fast response time and can save time, money
and damage to floors and furniture by drying everything out
within a day or two. With their Aqua dry heat unit, even
hardwood floors return to their undamaged state most of the
time. Their dry ice blaster is also unique in removing char
and mold after a fire or mold infiltration. They can also
remove bacteria such as staphylococcus aureus, to hospital
standards.
Mike
Howes can be reached at (780) 459 4539 and they are located in
St. Albert, AB.
Les
reviewed various types of financing available.
1)
banks
2)
Line of credit
3)
Hard money lenders ( private funding) with
interest around 15 to 20 %
4)
Creative financing ( vendor take back mortgage)
using other peoples money ( OPM)
5)
cash is King
6)
No money down deal.
Using
Servus gives you money back every year, with a dividend on
your shares.
Les
likes the BOM (bank of Mom.) Pay her well and she will
continue these win-win business deals
One
final tid- bit of advice from Les. Never be more than 50%
financed over all.
Draws
completed the fun evening.

Letters from our Mailbag
Hi Karen/Les,
It was a pleasure to attend my first Edmonton
