It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Arrivals at 6:30 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy $5 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room.Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.
We really do look forward to seeing you and please bring a friend to our

Karen
opened the meeting with the advice to use Residential
Dispute Services., for non payment of rent, and any other
lease violations. Do not use the 14 day notice any longer.
The RDS office is located on the 17th floor of
the TD Tower. Les explained that we are a non profit
organization, and any extra money goes to door prizes. Les
had all guests introduce themselves. The minutes were read
followed by the treasurers report. Prices in Saskatoon
were up 45% in 2007, and they were up by 21% in Edmonton and
just 6% in Calgary last year. Nationally prices rose by 6%
last year.
You

if you are renting. It has a list of bad bullies and gun
toting druggies that you would be better to avoid.
Apparently the Edmonton Police Service also has a website
list of drug users.
Our
first guest speaker was Robert Plant of SERV-IT process and
Bailiff Services. They can assist landlords in all the steps
required to evict a tenant, and obtain possessions by
seizure if they have anything of value. Use the Residential
Dispute Services first, then Serv-it can take it the next
step.
Les
suggested anyone can post free ads on his website
BUY/SELL/ RENT/ADS He charges a fee for his Rentex
site now. After our Buy/sell infomercials, our second guest
speaker was introduced. David Parker is in commercial real
estate with RE Max, and he sells multi family units. He gave
us handouts. Prices are stagnant at present. Their website

Our
third guest speaker was Ken Sethi and he specializes in raw
land development. It is divided, serviced and sold to
builders. Sethi works as a mortgage specialist with CENTUM,
at The mortgage shop. He puts mortgages on raw land,
multi family units and builders projects. His cash flow
properties include strip malls, shopping plazas, apartment
buildings and condo conversions, often with rates
below the banks.
