It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Arrivals at 6:30 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$5 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy $5 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room.Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.
We really do look forward to seeing you and please bring a friend to our

Well well well. The
proverbial real estate circus continues on a merry ride.
Prices are skyrocketing like nobody wanted to forecast. The
Edmonton Real Estate Board predicted prices would go up 15%
in 2007 and they have gone up 10 % in the first two months.
They are as bad at predicting as the Conservatives are at
predicting oil revenues!
CMHC predicted rents
would increase 15% in 2007. They have quickly backpedaled
and revised their prediction to 20%
The Government has
been sending their circus on affordable housing on a milk
run around the province. Seems like the liberals and the low
income people are screaming the loudest.
Government: don't
tamper with free enterprise...you will just screw it up.
Just pay landlords directly a no strings subsidy for those
proven low income people that are truly needy, and make damn
sure they don't spend taxpayers money on cigarettes dope and
booze! Do not give the money directly to tenants as it may
not be spent on housing.
Above all do not
force landlords to become the social welfare net for all by
enacting rent controls. If you do I for one will sell out
(condo convert) and move on to better investments. I sure as
hell will not build any rentals, that's for sure!
Come
to our meeting. Lets talk more about this. We will also be talking about the real estate market, landlording,
present housing prices and trends for Edmonton real estate, and
many more topics. If you have any real estate for rent or
for sale please make up some hand outs to give to any
attendees and be prepared to stand up and tell us about your
handouts. Please network and socialize with the other

our president opened the meeting at 7:09 p.m. with a
quick market update. Karen showed us the tool of the
month, a Dremel Contour Sander.
Lillian
gave us our Treasurers report, and the minutes were
read.
Les
now has a website with many links, articles and his

Our
guest speaker was Michelle Warwa-Handel. Her
company is called, “Property Tax Appeal Services.”
They do not charge for their services unless they are
able to lower your tax burden. They have many
satisfied clients.
New
guests introduced themselves. Rolf has offered
to assist and mentor new members. Various members
contributed to some very lively discussions on
economic and environmental issues. Les gave us a more
detailed update on real estate sales, rents, and
vacancy rates.
