Welcome to the Edmonton Revenue Property Investors Monthly Newsletter

It's time again and the monthly association meeting of our group has arrived. For those of you new to this e-mailing here are the particulars.

Once a month on the second Tuesday of each month a like-minded group of real estate investors meet on the second floor at Rosie’s Restaurant. Located at the corner of 105 St. and 80 Ave.  Arrivals at 6:30 and the meeting starts at 7:00 pm. You are cordially being invited to attend. Attendees are required to pay $5 at the door. There is no annual membership charge yet. All attendees and visitors are asked to buy $5 worth of food to support the use of Rosie’s Restaurant 2nd floor meeting room, and please generously tip your server, this helps to support our free use of the meeting room. Please bring a few of your used real estate or self help books that you no longer require to donate to our library or door prizes.  If you park to the east of Rosie’s in the strip mall parking lot, please pick up a free parking pass from the bar to put on your windshield.

Each meeting is different as we may bring in special guest speakers for each meeting. Each speaker is uniquely qualified in his or her own specific field of expertise. Even a seasoned investor will be pleasantly surprised with the knowledge gained from attending our meetings. We encourage all attendees to participate at the meetings by asking our speakers your pertinent questions. We need and appreciate your input at all meetings. Like-minded investors can and do learn and help each other to achieve success.

We really do look forward to seeing you and please bring a friend to our next meeting. If you have a friend that you feel would like to be put on our e-mail list send their e-mail to me.

Real Estate Circus Continues on a Merry Ride

Well well well. The proverbial real estate circus continues on a merry ride. Prices are skyrocketing like nobody wanted to forecast. The Edmonton Real Estate Board predicted prices would go up 15% in 2007 and they have gone up 10 % in the first two months. They are as bad at predicting as the Conservatives are at predicting oil revenues!

CMHC predicted rents would increase 15% in 2007. They have quickly backpedaled and revised their prediction to 20%

The Government has been sending their circus on affordable housing on a milk run around the province. Seems like the liberals and the low income people are screaming the loudest.

Government: don't tamper with free enterprise...you will just screw it up. Just pay landlords directly a no strings subsidy for those proven low income people that are truly needy, and make damn sure they don't spend taxpayers money on cigarettes dope and booze! Do not give the money directly to tenants as it may not be spent on housing.

Above all do not force landlords to become the social welfare net for all by enacting rent controls. If you do I for one will sell out (condo convert) and move on to better investments. I sure as hell will not build any rentals, that's for sure!

Come to our meeting. Lets talk more about this. We will also be talking about the real estate market, landlording, present housing prices and trends for Edmonton real estate, and many more topics. If you have any real estate for rent or for sale please make up some hand outs to give to any attendees and be prepared to stand up and tell us about your handouts. Please network and socialize with the other members and guests before and after the meeting. If you want to list your for rent or for sale real estate online please visit  Rentex Homes  and  Buy Sell Rent Ads ...register and post your properties.  Please visit our approved contractors site  Bookmark this list as it is not easy to navigate to it from our home page. If you know good contractors email me and I will add them to the site.  I am still looking for good south side apartment and commercial buildings, if you hear of any please contact me ASAP!!

If you have any questions at all please e-mail me at admin@rentexhomes.com or call me at 780-433-1481 regarding any of the above.

See you all at the next meeting,

    Your cordial President, Les Michaelson

HIGHLIGHTS FROM OUR LAST MEETING

Edmonton Revenue Property Investors Association

February 13, 2007

Les, our president opened the meeting at 7:09 p.m. with a quick market update. Karen showed us the tool of the month, a Dremel Contour Sander.

Lillian gave us our Treasurers report, and the minutes were read.

Les now has a website with many links, articles and his blog. It is www.RealEstatePays.com

Our guest speaker was Michelle Warwa-Handel.  Her company is called, “Property Tax Appeal Services.” They do not charge for their services unless they are able to lower your tax burden. They have many satisfied clients.

New guests introduced themselves.  Rolf has offered to assist and mentor new members. Various members contributed to some very lively discussions on economic and environmental issues. Les gave us a more detailed update on real estate sales, rents, and vacancy rates.

The meeting concluded at 9 P.M.

Katherine Callfas

LETTERS FROM OUR MAILBAG

Hi Les,

I'm new to the group... great way to meet people. I see you are heavily involved in revenue properties. Have the recent changes in the Edmonton housing market effected you (and other revenue prop. investors) much? Positively or Negatively? Have you ventured into other forms of businesses, or are you mostly interested in Real Estate?

Contact me any time.

Trevor Germain,

(ed) Negative affect if your a buyer. Everything is way too expensive with poor cash flow. I have owned other businesses but Real Estate is by far the best! I'll add you to the ERPIA CLUB found at www.RealEstatePays.com email newsletter, it comes out once a month. Please come out to our next meeting to get lots of opinions! Good luck!!!

Thank You, Les

Hi Les,

I just spoke to you a few minutes ago.  I'm interested in attending your upcoming monthly dinner meeting.  Please add me to your email list.

Thanks,
Shawn. (ed come one come all but be early or you won't get a seat, limited to 50 seats!)

Hi!  I'm wondering if you still have this RE club operating.  What are your requirements?  What are your goals?  What is your mission and vision?  How many people in your club? What have you accomplished as a club?
Please let me know!
Eveliene (ed see above comments)

Thank you for including my name on your mailing list. I attended the last ERPIA meeting (my first) and enjoyed it very much. I would like to come to the meeting tomorrow but unfortunately one day notice is not enough time for me. I already have a commitment for tomorrow. Please tell me...is this as much notice as you usually send? If people know what your topics are and who your guest speakers are in advance it would be worth making an effort to attend.

With thanks,
Catherine Brooker ( Guest speakers are very hard to line up and some cancel at the last minute. That's why sometimes the e-mail goes out so close to the meeting date. Always have the second Tuesday open as that's our special meeting day!)

Hello Les,
It was a pleasure to have informative conversation with you today. Could you add me to the mailing list.

Hello Les,

I am writing from NuWire Investor, a new online alternative investment publication in Seattle (www.nuwireinvestor.com – beta site). We write for an audience of people who are interested in all types of alternative investments (real estate, commodities, ForEx, peer-to-peer lending, etc.) We are working on an article about the real estate market in Canada , and I am interested in talking to someone from your group about their perspective as a real estate club member – the article will most likely be in our April issue.

I look forward to connecting soon, and thank you in advance for your time!
