Property Investors Monthly Newsletter
It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Arrivals at 6:30 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy $5 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room. Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.
We really do look forward to seeing you and please bring a friend to our

Our
second topic this month will be:
WELCOME TO THE FUTURE
BANFF OF KOREA
On July 10th Jae
Sim of SpringFresh Investment & Development Inc, will be
introducing a ground breaking investment opportunity.
Spring Fresh is a Canadian Company
which was incorporated in South Korea
with The County of Cheongsong located in Gyeungsangbukdo
province. Its
Canadian Head office is located in Edmonton, Alberta. The
South Korean Head
office is located in Seoul, South Korea.
The financing they are seeking is essentially for an
economic development
project for the County of Cheongsong-gun South Korea.
Coupled with the
financing Spring Fresh will bring to the project, the
municipal, provincial
and federal governments of South Korea are investing
resources such as
infrastructure, power and finances to make this project a
possibility.
On August 7, 2007 they will host an investment presentation
at the Sheraton
Suites, Eau Claire in Calgary at 1:00pm. On August 9, 2007
they will host an
investment presentation at the Shaw Conference in Edmonton
at 1:00pm.

Ralph Klein will be
their key note speaker for those two events.

Hello…
I
have an investment property that I have purchased
the contract for $300,000. It
is a duplex with two suites (3-bedroom,
2-bedroom). The upper suite has
been
rented for $1200 and the lower suite has been
rented for $800. Because
of some other activities, I need to sell this
contract. I was going to close
on it and rent it and I have a prospective tenant
(long-time friend) for the
upstairs who would pay about $1300. If
anyone does take this, I would like to
ask
that you give him the first opportunity at
renting. He is reliable, he works in
the
oil-patch and I can vouch that he will take care
of the property and be a good tenant.
The
lower suite tenants were staying and I asked for
rent of $900, but they maybe moving
out, in which case the bottom could be rented to a
new tenant. I
would like to sell the contract for my deposit
($6000) and between $5000 to $10,000.
So
a total price of $11,000 to $15,000. I
don’t have a lot of time, the contract closes
on
July 31st, and so I am open to offers.
I
have only sent this email out to a select group of
investors/friends because it is a
great deal. I will operate on a first come,
first serve. Please
