It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Arrivals at 6:30 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy $5 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room.Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.

The
subject property has just been annexed into the City of
Calgary. This translates into an immediate equity gain for
investors as the property is now worth more than the
original purchase price. Land values typically increase
significantly as soon as it is annexed into a municipality.
The
projected returns on this investment are an incredible 204%
over a period of four years.
This
project gives real meaning to the theory that “the right
piece of land pays the highest returns of most Real Estate
Investments.”
Shire
proposes to rezone, develop, sub-divide, service and market
the lots in a four year time frame. The value of serviced
land is exponentially higher than that of comparable
un-serviced parcels. It is my opinion that Shire appears to
be using very conservative prices for the future value of
the lots for the Bearspaw area even when considering
pre-boom Calgary pricing.
This
project is in contrast to many of the land investment
options that have been offered in the past or that are
currently available to investors. The typical land
investment involves purchasing land in the path of potential
growth, holding the property until it is eventually annexed
by a municipality or is purchased by a developer at a
profit. Terms for these investments typically exceed eight
to ten years before an investor sees a return on their
investment. These returns can be exceptionally good but it
is very patient money.
The
Initial Shares offered to investors consist of 19,000 ($1000
units) via an Offering Memorandum. Minimum investment starts
at $10,000.00.
The

Karen opened the meeting at
7:15 and Les had new members introduce themselves. Minutes
of the November meeting were read by Walter.
This was a meeting with open
discussion by everyone including buy and sell information.
We heard that some people are
now walking away from their new home deposits as the prices
have fallen more than the deposit. Buyers are scared and the
media has stirred up frenzy. Apparently the 3 bedroom market
is flooded and it is difficult to rent out 3 bedroom units
now. 2 Bedroom units are in more demand. There are motivated
vendors and some good deals. We have excess inventory. Spec
homes are being sold at discounts.
US interest rates dropped by
¼ point to-day making homes south of the border more
affordable. We heard that the M3 money supply in the USA is
being expanded at 18%. It is usually around 6%. In Canada it
is 3%. That expansion in the M3 Money supply along with the
drop in interest rates should help the USA recover from the
sub-prime woes.
Some say facebook is the best
way to advertise rentals.
In Medicine Hat, there are 50
active wells being drilled compared to 150 this time last
year. Simon says many major oilfield projects have been put
on hold for now. There is no longer a big inflow of workers
for the oil industry. If these projects go ahead in the
future, then real estate sales and rentals will pick up
again.
It is believed that the
Calgary Red Deer Edmonton Corridor is the second wealthiest
area in the world.
Our entertainment was by Tim
Koslo a stand up comic, & musician. Personally I think
he beats the well paid stand up comedians that I have been
to see in Las Vegas. He had us all laughing for the rest of
the evening.
Then we finished with
Santa’s gifts for all, and book draws.
