Welcome to the Edmonton Revenue Property Investors Monthly Newsletter

It's time again and the monthly association meeting of our group has arrived. For those of you new to this e-mailing here are the particulars.

            Once a month on the second Tuesday of each month a like-minded group of real estate investors meet on the second floor at Rosie’s Restaurant. Located at the corner of 105 St. and 80 Ave.  Arrivals at 6:30 and the meeting starts at 7:00 pm. You are cordially being invited to attend. Attendees are required to pay $5 at the door. There is no annual membership charge yet. All attendees and visitors are asked to buy $5 worth of food to support the use of Rosie’s Restaurant 2nd floor meeting room, and please generously tip your server, this helps to support our free use of the meeting room. Please bring a few of your used real estate or self help books that you no longer require to donate to our library or door prizes.  If you park to the east of Rosie’s in the strip mall parking lot, please pick up a free parking pass from the bar to put on your windshield. 

            Each meeting is different as we may bring in special guest speakers for each meeting. Each speaker is uniquely qualified in his or her own specific field of expertise. Even a seasoned investor will be pleasantly surprised with the knowledge gained from attending our meetings. We encourage all attendees to participate at the meetings by asking our speakers your pertinent questions. We need and appreciate your input at all meetings. Like-minded investors can and do learn and help each other to achieve success.

The Residential Tenancy Dispute Resolution Service (RTDRS)

 Designed to handle serious landlord and tenant disputes as an alternative to using the Court system. The pilot project, established by the Alberta Government, offers the same remedies as the Courts and is intended to resolve disputes more quickly, with less formality and at a lower cost.  Orders obtained through the RTDRS are binding on the parties and once entered into the Court of Queen’s Bench are enforceable in the same manner as an Order of the Court of Queen’s Bench. Since May 2006 the RTDRS has taken 1332 applications; handling issues such as evictions, security deposit conflicts, and damage claims. The cost for the service is $75 and application packages can be obtained at the RTDRS office, on the RTDRS web-site, or at the provincial Courthouse.

Real Phone Call of the Day...Rents are Going UP

I just got a phone call from a guy looking for a one bedroom suite. I said sorry but I don't have any one bedrooms left, however I do have a two bedroom available for Jan 1 for $950 He said hey that sounds kinda cheap, I just got off the phone with Boardwalk at Sir William Place and they want $1000 a month for a bachelor suite! NO WONDER  BOARDWALK'S STOCK HAS GONE UP FROM $33.95 TO $40.50 IN THE LAST TWO WEEKS!!


 

           We will also be talking about the real estate market, landlording, present housing prices and trends for Edmonton real estate, and many more topics. If you have any real estate for rent or for sale please make up some hand outs to give to any attendees and be prepared to stand up and tell us about your handouts. Please network and socialize with the other members and guests before and after the meeting. HIGHLIGHTS FROM OUR LAST MEETING

The Nov 14th .2006 meeting was held upstairs in Rosie’s south side Bar. Chairperson Karen opened the meeting at 7:18. She suggested using salt on city sidewalks only, as the salt will damage asphalt and grass. Free sand in city sandboxes is available, and a better choice.

 The minutes were read followed by the treasures report.

 Les said that cash flow is king and he has no vacancies. He gave us a market update. Les introduced our guest speaker John or Mr. X.

 John gave us a wonderful and entertaining class on the difference between financing and funding. Financing has to be paid back and funding does not.

We heard a variety of success stories on both real estate and stock market gains this month.

We closed with a number of draws, for chocolates, books and comedy factory tickets.

Add to this, he was concerned about his health, proved by the fact that he drank a "Light" beer. (ed: maybe this is why you should do regular inspections of your rental units. I bet there were lots of fruit flies lol)
