Property Investors Monthly Newsletter
It's
time again and the
monthly association meeting of our group has arrived. For
those of you new to this e-mailing here are the particulars.
Once
a month on the second Tuesday of each month a
like-minded group of real estate investors meet on the
second floor at Rosie’s Restaurant. Located at the corner
of 105 St. and 80 Ave. Networking starts at 6:00 and the
meeting starts at 7:00 pm. You are cordially being invited to
attend. Attendees are required to pay
$10 at the door. There is no annual membership charge yet. All
attendees and visitors are asked to buy
$6 worth
of food to support the use of Rosie’s Restaurant
2nd floor meeting room, and please generously tip your
server, this helps to support our free use of the meeting
room. Please
bring a few of your used real estate or self help books that
you no longer require to donate to our library or door
prizes. If you park to the east of Rosie’s in the strip mall
parking lot, please pick up a free parking pass from the bar
to put on your windshield.
Each meeting is different as we may bring in special
guest speakers for each meeting. Each speaker is uniquely
qualified in his or her own specific field of expertise.
Even a seasoned investor will be pleasantly surprised with
the knowledge gained from attending our meetings. We
encourage all attendees to participate at the meetings by
asking our speakers your pertinent questions. We need and
appreciate your input at all meetings. Like-minded investors
can and do learn and help each other to achieve success.
We really do look forward to seeing you and please bring a friend to our

we are Locally:
Locally,
PropertyGuys.com has been in operation since June 14 of
2007. Tanya and Thomas Hurley and Michelle and Bill
Macdonald own the Edmonton and Area Franchise which services
Edmonton and the counties of Strathcona, Sturgeon, Parkland,
Leduc and Wetaskawin.
Michelle
and Bill:
We
are real estate investors ourselves and have always had a
keen interest in real estate and self employment.
With a background in sales and after researching
opportunities to begin ourown business in property
management, Michelle heard of PropertyGuys.com through her
friend Tanya who had bought the franchise locally.
Keenly interested in purchasing our own franchise
location initially, Tanya called Michelle in September of
2007 asking if the Macdonald’s would be interested in
joining them in their local franchise operation.

8, 2008
Karen opened the meeting at
7:15. Our new guests introduced themselves, with some
stories and goals. Les gave us new information on the
economy.
Our first guest speaker was
Dave from AMRE Supply. He handed out catalogues and
explained the large range of products that they carry at
Amre.
Our second guest speaker was
MARTY from Martin Shurek Environmental Consulting. Thy
handle the various phases of Environmental checks and
reports.
Gail thinks the city is
now promoting more basement suites.
Les explained the 4 RAPP
programs. Landlords get financial assistance, but must take
low rental housing tenants. The tenants have a ceiling on
their income. Les avoids partner situations.
Michael Lefebre gave us a
flashlight demo.
Les warned us about some of
the problems when purchasing a home south of the border. You
may not be allowed to fix up the home or even cut the grass
yourself. In some cases, you must hire a USA citizen.
At 10:20 draws completed the
evening.

Ex Landlord Now Jail Tenant

The former owner of two southside properties that were
taken over by drug addicts and prostitutes had more woes to
deal with yesterday in provincial court.
Mario Seccafien, whose properties at 10414 77 Ave. and
10735 78 Ave. were targets of the city police Report A Drug
House campaign, pleaded guilty yesterday to breach of
probation, uttering threats and failing to comply to
recognizance.
One count was related to violating a condition that he
abstain from alcohol and drugs, but he was spotted wandering
a hallway apparently high.
On July 7 there was a disturbance behind the 104 Avenue
property where Seccafien was screaming and swearing and
throwing property around.
At one point he threatened one of his former tenants.
Seccafien was sentenced to 60 days in jail plus a $1,100
fine shortly after entering his guilty pleas.
He was given credit for time spent in pretrial custody
and will not have to spend any additional time in jail.
Control of the properties has been returned to
Seccafien's ex-wife by a judge's order.
The courts took control of the dwellings after they
became centres of drug abuse and prostitution under
Seccafien's watch.
Lawful tenants began leaving as the conditions inside the
properties deteriorated.
At one point a University of Alberta law student returned
to one of Seccafien's properties to find a man sleeping in
her bed.
The judge's order given at the beginning of July also
ordered all the squatters off the property and gave the
police the power to remove them.
