Welcome to the Edmonton Revenue Property Investors Monthly Newsletter

It's time again and the monthly association meeting of our group has arrived. For those of you new to this e-mailing here are the particulars.

Once a month on the second Tuesday of each month a like-minded group of real estate investors meet on the second floor at Rosie’s Restaurant. Located at the corner of 105 St. and 80 Ave.  Arrivals at 6:30 and the meeting starts at 7:00 pm. You are cordially being invited to attend. Attendees are required to pay $5 at the door. There is no annual membership charge yet. All attendees and visitors are asked to buy $5 worth of food to support the use of Rosie’s Restaurant 2nd floor meeting room, and please generously tip your server, this helps to support our free use of the meeting room. Please bring a few of your used real estate or self help books that you no longer require to donate to our library or door prizes.  If you park to the east of Rosie’s in the strip mall parking lot, please pick up a free parking pass from the bar to put on your windshield.

Each meeting is different as we may bring in special guest speakers for each meeting. Each speaker is uniquely qualified in his or her own specific field of expertise. Even a seasoned investor will be pleasantly surprised with the knowledge gained from attending our meetings. We encourage all attendees to participate at the meetings by asking our speakers your pertinent questions. We need and appreciate your input at all meetings. Like-minded investors can and do learn and help each other to achieve success.

We really do look forward to seeing you and please bring a friend to our next meeting. If you have a friend that you feel would like to be put on our e-mail list send their e-mail to me.

Our first guest speaker will be  Darren Olstad. Darren was a high school dropout. He just turned 22. He’s already made more money investing in real estate than 78% of all Canadians will ever make in their lifetime. How has he accomplished this? When he was just 19, Darren invested over $40,000 (personal money from his landscaping business) into some highly specialized training for real estate investors. He hired mentors and coaches to teach him investing secrets. He learned how to buy houses at full market value with no money and no credit. Olstad applied that learning immediately and in less than 6 months, he had purchased 19 properties. Olstad then founded the “Ultimate Secrets of Real Estate Boot Camp” and has personally trained over 1200 people how to use these creative and lucrative strategies to build wealth. Several of his students have increased their net worth by over $100,000 within the first year of the training.

Our second guest speaker will be David Fletcher, Broker / Owner of RealtyCentral.ca He has been involved with the real industry since 1978, has owned his own residential appraisal firm and was a residential real estate appraiser (CRA) for 20 years in the Edmonton area (viewed and evaluated over 12,000 homes in the greater Edmonton area). Past real estate sales awards include gold, silver and elite club status with Home Life Realty including rookie of the year award prairie region. Born and raised in the Edmonton area, active in the community ( 10 years on community league executives ) One year as 2nd vp of MCARFA  ( Mill Woods Cultural and Recreational Facilities Association.)  Past present Edmonton SE Reform party, past provincial PC candidate Edmonton Goldbar ( 2001)

We will be talking about the real estate market, landlording, present housing prices and trends for Edmonton real estate, and many more topics. If you have any real estate for rent or for sale please make up some hand outs to give to any attendees and be prepared to stand up and tell us about your handouts. Please network and socialize with the other members and guests before and after the meeting. If you want to list your for rent or for sale real estate online please visit  Rentex Homes  and  Buy Sell Rent Ads ...register and post your properties. Presently small investors may place free photo ads on these sites as long as they do not conflict with my property ads.  Please visit our approved contractors site  Bookmark this list as it is not easy to navigate to it from our home page. If you know good contractors email me and I will add them to the site.  I am still looking for good south side apartment and commercial buildings, if you hear of any please contact me ASAP!!

If you have any questions at all please e-mail me at admin@rentexhomes.com or call me at 780-433-1481 regarding any of the above.

See you all at the next meeting,

    Your cordial President, Les Michaelson

Letters from our readers:

Hi Les.  I just wanted to send a quick thank-you for the newsletter, and especially the audio.  Your experience and knowledge are very valuable, both for me and my clients.

Tuesdays I normally have another obligation, and that’s why I haven’t been attending many meetings.  When I can make it, though, I do.

Keep up the great work.  And again, thanks.

Gail e-mailed to tell me she bought a loft condo in Whistler and it is available for weekly rental to The Edmonton Revenue Property Investors Association:

Hi Les,
I haven't said anything to people about this before because I wanted to surprise everyone.  Plus now that the Turino games are done - everyone is starting to plan for Vancouver .

I have purchased a one-bedroom property in the heart of Whistler as an investment. I thought I'd let you know in case you're interested in renting... it will be available throughout the Olympics in 2010.

Initially I will be handling bookings until I find an agent in the area to manage the property. Weekends will cost approx. $100 per night (friend's rate) and $500 per night during the Olympics and weekly rentals available for $450 and $2,500 during the Olympics. This is on a first come first served basis. Unobstructed views of most events and best of all it's very private!

Let me know if you are interested. I have attached a photo as well.

P.S.  I will be building a balcony next year.... just an added incentive.

Regards,

Gail Nelson
