I love and hate Boadwalk.
Let me explain.
I hate them because they have bought up almost all of the larger apartment complexes in Edmonton and Calgary leaving the 21 suiters and less for all of the smaller landlords to fight over!
I love them because they are at the leading edge of rent increases. Boardwalk says "We keep our increases to $75 (every 6 months) and if the tenant can prove that the increase will cause financial hardship, we will waive that increase and although we do it publicly, other landlords do it quietly." See this article in the Calgary Sun. When my phone rings with a Boardwalk tenant crying about a rent increase I try and gauge what rents they are charging and adjust mine to undercut theirs. I want full buildings at just under top market rents. Heck I don't my tenants moving out to cheaper boardwalk units. they control darn near half the local market!
By the way I also own Boardwalk stock so I'm an owner and a competitor. Talk about win win!
